* Review developer plans and applications for compliance with development codes, environmental issues, and technical completeness. * Prepare written analyses and decisions to grant, deny or conditionally approve land use projects. * Analyze and review a variety of development projects to ensure compliance with the State Environmental Policy Act (SEPA), shoreline and other discretionary land use codes and laws. Determine exemptions from SEPA and shoreline permit requirements. * Analyze proposed commercial or multi-family building designs and present alternative choices to the proposed site treatment to achieve a desired contextual relationship between the proposed and existing developments. * Staff a minimum of two evening Design Commission meetings a month. Prepare and maintain the history of board and commission proceedings, including agendas, minutes, etc. in accordance with the state records retention. Prepare staff reports containing facts, applicable requirements and analysis of the proposal related to criteria, standards, regulations, policies, and procedures.
